SPG Reports Strong Q3 2025 Profit and Raises Full-Year Earnings Outlook
Simon Property Group (SPG.US) delivered a robust performance in the third quarter of 2025, with net income attributable to common stockholders reaching $606.2 million, or $1.86 per diluted share. This represents a significant increase of 27.6% compared to $475.2 million, or $1.46 per diluted share, in the prior-year quarter. Domestic property Net Operating Income (NOI) grew by 5.1%, while portfolio NOI increased by 5.2% year-over-year. Occupancy at U.S. Malls and Premium Outlets stood at 96.4% as of September 30, 2025, a slight increase from 96.2% in the prior year. Base minimum rent per square foot also saw an uptick, rising 2.5% to $59.14 compared to $57.71 a year ago. Furthermore, Simon completed the acquisition of the remaining 12% interest in The Taubman Realty Group, strengthening its portfolio.

Building on these positive results, management has raised its full-year 2025 guidance for Real Estate FFO per diluted share to a range of $12.60 to $12.70.
